AC Coil Cleaning Dubai: Why It Matters and What to Expect
Your air conditioner has two sets of coils doing the actual work of cooling your home. When those coils are dirty, the system struggles. It runs longer, uses more electricity, and gradually damages itself trying to compensate. In a city where the AC runs for eight to ten months of the year, dirty coils are one of the most common and most avoidable sources of breakdowns and high electricity bills.
This article explains what AC coil cleaning involves, why it is particularly important in Dubai, and what to expect when a technician visits your property.
The Two Types of Coil in Your AC System
Every split unit, ducted system, and fan coil unit has two sets of coils:
Evaporator coils sit inside your indoor unit. Cold refrigerant flows through them, absorbing heat from the air that passes over the fins. As the air cools, moisture condenses on the coil surface. That moisture, combined with warm air and dust, creates ideal conditions for mould, algae, and biofilm to form — especially in apartments in JBR, Dubai Marina, or Jumeirah where humidity levels are higher for more of the year.
Condenser coils are housed in the outdoor unit. They release the heat that was absorbed inside. In Dubai, the outdoor unit is usually mounted on a balcony, a rooftop, or the side of a building, where it is constantly exposed to dust, sand, and in coastal areas, salt-laden air. Condenser coils in older buildings in Deira, Bur Dubai, and Al Karama often collect a thick crust of compacted debris.
Both need to be cleaned regularly. Neglecting either one compounds the other's problems.
What Happens When Coils Are Not Cleaned
The effects of dirty coils are gradual but cumulative:
Reduced cooling. A fouled evaporator coil cannot absorb heat efficiently. Your thermostat may be set to 21°C but the room stays at 26°C because the coil is insulated by a layer of grime. The unit runs on and on, achieving little.
Higher DEWA bills. Dubai homes already face significant electricity costs during summer. A unit with dirty coils can use 20 to 30 per cent more electricity than a clean one to achieve the same result. Across a villa running five units, that difference adds up to hundreds of dirhams per month.
Ice formation. Severely restricted airflow across the evaporator coil can cause the coil temperature to drop below freezing. Ice builds up, further blocking airflow, until the coil is completely encased. At that point the unit stops cooling entirely and may release water into the ceiling or wall as the ice eventually melts.
Compressor stress. The compressor has to work harder when the coils are dirty. Compressor replacements in Dubai typically run from AED 1,500 to AED 4,000, depending on the brand and unit size. A coil clean that costs AED 150 to AED 300 per unit is a straightforward investment in comparison.
Air quality issues. Mould on evaporator coils circulates spores through the air inside your home. If anyone in the household has respiratory conditions or allergies, dirty coils are a genuine health concern, not just a performance issue.
How AC Coil Cleaning Works
A professional coil clean is not simply spraying water at the unit. The process has a few distinct stages:
1. Access and inspection. The technician removes the indoor unit's front panel and filter, then inspects the coil surface. The extent of fouling determines which cleaning method is used.
2. Dry brushing or vacuuming. Loose dust and debris are removed first, before any liquid is applied. Skipping this step tends to push dust deeper into the fins, which makes removal harder.
3. Coil cleaning solution. A specialist coil cleaner, typically an alkaline foam, is applied to the evaporator fins. It breaks down grease, biofilm, and compacted dust. Most solutions require a short dwell time of five to fifteen minutes.
4. Rinse or no-rinse. Some systems allow a water rinse; others require a no-rinse foam that drains into the condensate system. The technician decides based on access and unit type.
5. Condenser coil cleaning. Outside, the condenser coil fins are cleaned from the inside out using compressed air or a low-pressure wash, dislodging compacted debris without bending the delicate aluminium fins.
6. Drainage check. While the unit is open, the condensate drain and tray are cleared. This prevents water leaks and removes any standing water where mould can breed.
7. Reassembly and test run. After cleaning, the unit is reassembled, powered on, and checked for correct operation: temperature drop, airflow volume, and drainage.
How Often Should You Have Coils Cleaned in Dubai?
Dubai's climate and air quality make the standard twice-yearly recommendation the minimum, not the ideal:
- Twice per year covers most well-sealed apartments in areas like Downtown Dubai, Dubai Hills, and Business Bay
- Three to four times per year is sensible for villas near open ground, properties in areas with active construction, ground-floor units, or older buildings in Deira and Bur Dubai with less effective external filtration
- After any significant dust storm is a practical trigger, regardless of your regular schedule. A severe shamal can deposit months' worth of dust on condenser coils overnight

DIY Coil Cleaning: What You Can and Cannot Do
There are things you can reasonably do yourself between professional visits. Cleaning or replacing the front filter is the most useful. A clean filter means less dust reaches the coil in the first place, and it takes only a few minutes.
What you should not attempt without training is cleaning the coil itself. The aluminium fins on an evaporator coil are extremely fragile. Even moderate pressure from a domestic garden hose can bend them, restricting airflow permanently. Chemical coil cleaners, if used incorrectly, can corrode the fins or damage the drain tray. And working inside a wall-mounted unit involves electrical components that should not be handled by someone without the relevant qualifications.
For the same reason, the condenser unit outside should not be pressure-washed from the outside in. Water forced the wrong way through the fins drives debris deeper rather than removing it.

How do I know if my AC coils need cleaning? The clearest signs are reduced cooling despite the unit running at its lowest setting, an unexpected rise in your DEWA bill, musty or stale smells from the vents, or visible dark staining around the indoor unit. Any of these is a prompt to call a technician.
Can dirty coils cause my AC to leak water? Yes. A fouled evaporator coil can freeze over, and when it defrosts, the amount of water released exceeds what the condensate drain can handle. You will see dripping from the indoor unit, often onto walls or floors. This usually means the coil needs cleaning and the drain needs clearing.
Does AC coil cleaning make a noticeable difference to cooling? In most cases, yes. A heavily fouled coil cleaned properly will show an immediate improvement in how quickly the room reaches the set temperature. Some customers report a difference within 30 minutes of the first post-clean run.
