Dubai's outdoor spaces take a beating. Between the extreme UV exposure from April to October, humidity that pushes 90% in summer, and occasional sandstorms, anything outside your front door needs regular attention or it deteriorates fast.

This guide covers how to maintain the most common outdoor features in Dubai properties, decking, pergolas, BBQ areas, balconies, and the fixtures that tie them together.

Wood Decking

Wooden decking is popular in Dubai villas, particularly around pools and in garden areas. The most common species used are teak, ipe (ironwood), and thermowood-treated pine.

UV Damage

Dubai gets over 3,500 hours of direct sunshine per year. Untreated wood turns grey within 3-6 months and begins cracking within 12 months.

Prevention:

  • Apply UV-protective decking oil twice a year, once before summer (March/April) and once after (October/November)
  • Use oils with UV inhibitors specifically rated for tropical or desert climates
  • Avoid clear varnishes, they peel and blister in Dubai heat

Restoration: If your decking has already greyed, a professional sanding and re-oiling restores it. Light sanding with 80-120 grit removes the surface grey layer, then two coats of penetrating oil bring back the colour.

Heat Management

Wooden decking in direct Dubai sun can reach surface temperatures above 65°C. This makes it unusable barefoot for much of the day in summer.

Solutions:

  • Install shade sails or pergola coverings over decked areas
  • Choose lighter-coloured wood species or stain (they absorb less heat)
  • Composite decking reflects more heat than natural wood but still gets hot
  • Outdoor rugs rated for UV exposure protect feet and reduce surface temperature

Structural Checks

Walk your deck every 6 months and check for:

  • Loose or popping screws (wood expansion and contraction works them out)
  • Boards that flex more than they should (possible joist rot underneath)
  • Any soft spots, press firmly with your heel; if the wood gives, there is likely rot
  • Railing stability, grab and push; any wobble needs immediate attention

A carpenter can replace individual boards, re-screw loose fixings, and inspect the substructure without replacing the entire deck.

Pergolas

Pergolas are everywhere in Dubai, from garden structures to rooftop shade features. Most are either hardwood, aluminium, or steel with powder coating.

Wooden Pergolas

Same UV and moisture rules as decking apply. Additionally:

  • Check joints annually, wooden pergolas rely on bolted or mortised joints that can loosen
  • Inspect where the posts meet the ground, this is where rot starts, even in Dubai's dry climate (irrigation splash, pool water, morning dew)
  • Climbing plants on pergolas trap moisture against the wood and accelerate rot. Either treat the wood more frequently or use aluminium supports behind the greenery

Aluminium and Steel Pergolas

Lower maintenance but not zero:

  • Wash with mild soap and water quarterly to remove dust and salt buildup
  • Check powder coating for chips, exposed metal corrodes quickly in Dubai's humid coastal air
  • Touch up any chips with matching paint immediately
  • Inspect anchor bolts, particularly if the pergola is roof-mounted (wind uplift is a real force during shamal season)

Shade Sails

If your pergola has fabric shade sails:

  • Remove them before any forecast sandstorm, abrasion destroys the fabric
  • Clean quarterly with warm water and gentle soap (never bleach, it degrades UV coating)
  • Check tensioning cables and turnbuckles; sails that flutter in wind wear at their attachment points
  • Replace sails every 5-7 years even if they look fine, UV protection degrades before the fabric fails visually

BBQ and Outdoor Kitchen Areas

Dubai villa gardens often include built-in BBQ stations, outdoor kitchens, or at minimum a dedicated grilling area.

Gas BBQ Maintenance

  • After every use: Burn off residue on high for 10 minutes, then brush grates with a brass bristle brush (not steel, steel bristles break off and end up in food)
  • Monthly: Check gas hose connections with soapy water (bubbles indicate a leak). Replace hoses every 2 years regardless of condition
  • Annually: Deep clean burner tubes (spiders love nesting in them, especially in Dubai gardens), replace ignition batteries, check regulator

Charcoal BBQ Areas

  • Clear ash after every use, ash absorbs moisture and accelerates rust
  • If built into a masonry surround, check mortar joints annually, heat cycling cracks mortar over time
  • Keep charcoal stored indoors in sealed containers, Dubai humidity makes it almost impossible to light damp charcoal

Stone and Tile Countertops

Outdoor kitchen countertops face sun, rain, grease, and thermal shock. Granite and engineered stone hold up best.

  • Seal natural stone surfaces annually
  • Clean grease marks with a degreasing agent, not just water
  • Check grout between tiles, outdoor grout deteriorates faster than indoor and should be resealed every 2-3 years

Balcony Maintenance

Apartments across Dubai feature balconies that range from small Juliet-style ledges to large wraparound terraces. All share the same exposure issues.

Waterproofing

Balcony waterproofing failures cause damage to the apartment below, which means you may be liable for someone else's repair costs.

Warning signs:

  • Water pooling instead of draining to the outlet
  • Cracked or missing grout between floor tiles
  • Staining on the ceiling of the apartment below yours
  • Efflorescence (white salt deposits) on the balcony underside

If you spot any of these, arrange a waterproofing inspection before it becomes a major problem. Balcony waterproofing repair costs AED 2,000-5,000 depending on size. Water damage to the apartment below can cost ten times that.

Drainage

Balcony drains clog with dust, leaves, and debris, especially during sandstorm season.

  • Check drains monthly and clear any blockage
  • Pour water into the drain to confirm it flows freely
  • If drainage is slow, the pipe may need professional drain cleaning

Railings

Glass balcony railings need cleaning to prevent permanent hard water staining from irrigation spray or rain residue on dust.

Metal railings should be checked for:

  • Loose fixings at the wall or floor anchor points
  • Corrosion on steel railings (common in properties near the coast)
  • Paint or powder coat damage

Railing safety is not cosmetic, loose railings are a serious fall hazard. If any section moves when you push against it, arrange repair immediately through a handyman or the building management.

Irrigation Systems

Most villa gardens in Dubai have automated irrigation. These systems need regular attention:

  • Monthly: Walk the system while it runs. Look for broken heads, misaligned sprinklers watering the pavement, and dry patches indicating blocked nozzles
  • Quarterly: Flush the system by opening end caps on each line and running water through
  • Annually: Have a professional check the timer, valves, and backflow preventer
  • After sandstorms: Check all exposed heads, sand infiltration blocks nozzles and wears seals

Common problems:

  • Timer batteries dying and resetting the schedule (plants die within days in Dubai summer without water)
  • Solenoid valves sticking open (running water all day, you will see it on your DEWA bill before you see the puddle)
  • Root intrusion into drip lines near established plants

Outdoor Furniture Care

Dubai sun destroys outdoor furniture faster than any other climate factor.

Fabric cushions and covers:

  • Store indoors when not in use (UV fades and weakens fabric within one summer season)
  • Use furniture covers rated for UV exposure
  • Clean with mild soap, never pressure wash cushions

Rattan and wicker (synthetic):

  • Hose down quarterly to remove dust
  • Check weave joins for loosening, heat cycles cause expansion and contraction

Metal furniture:

  • Oil hinges and joints on folding furniture
  • Touch up paint chips immediately to prevent rust
  • Aluminium is best for Dubai, it does not rust, though it can oxidise

Teak furniture:

  • Either oil regularly (every 3-4 months) for a golden colour, or let it weather to silver-grey naturally
  • Clean with teak cleaner annually to prevent mould in the grain

Seasonal Maintenance Calendar

March-April (Before Summer)

  • Oil all wood surfaces (decking, pergola, furniture)
  • Service irrigiation system and increase watering schedule
  • Check shade sail tension and condition
  • Deep clean BBQ and check gas connections
  • Seal balcony tile grout

October-November (After Summer)

  • Re-oil wood surfaces (UV damage from summer)
  • Inspect all structures for heat damage, warping, cracking, joint loosening
  • Reduce irrigation schedule
  • Replace any broken fixtures before cooler entertaining season

After Sandstorms

  • Hose down all surfaces
  • Check irrigation heads
  • Inspect shade sails for abrasion damage
  • Clear balcony drains
