Why AC Maintenance Before Summer is Non-Negotiable in Dubai
Every year it's the same story. March rolls around, the weather's still pleasant, and nobody's thinking about their AC. Then May hits, temperatures jump to 42°C overnight, you switch on the AC - and it barely blows cool air. Or it makes a grinding noise. Or water drips down the wall. Or (worst case) it just doesn't turn on at all.
I've been working in Dubai's maintenance industry for years, and the single most common emergency call between May and September is "my AC stopped working." The wait time for AC technicians during peak summer can stretch to 2-3 days. That's 2-3 days in a Dubai apartment without cooling. With kids. Or pets. Or elderly family members.
The fix is dead simple: get your AC serviced between February and April, before summer hits. Here are the five things that actually matter.
1. Clean or Replace Your AC Filters
This is the most basic, most important, most ignored maintenance task. Your AC filters catch dust, sand particles, pet hair, and pollen. In Dubai, where fine desert sand gets into everything, filters clog faster than in most other cities.
A clogged filter forces your AC to work harder to push air through. That means:

2. Check Your AC Drainage
Every AC unit produces condensation - that's the water you see dripping from outdoor units. This water flows through a drain pipe to the building's condensate drainage system. When that drain gets blocked (and it will, because algae and sludge build up in Dubai's humid air), water backs up into the indoor unit and leaks out.
Water damage from AC drain blockages is one of the most common insurance claims for Dubai apartments. I've seen water destroy hardwood flooring, ruin electronics, and cause mould growth inside walls.
The check: Look at where your AC's drain pipe exits (usually near the outdoor unit or into a pipe in the wall). Pour a cup of water into the indoor unit's drain tray. It should flow out within a few seconds. If it pools or drains slowly, you've got a blockage forming.
The fix: A maintenance technician will use compressed air or a wet vacuum to clear the drain line. Cost: AED 100-200 as a standalone service, or included in a standard AC service visit.
Prevention: Adding anti-algae tablets to the drain tray twice a year keeps the drainage clear. These cost about AED 20-30 for a pack that lasts a year.
3. Get Your Gas Levels Checked
Your AC uses refrigerant gas (usually R410A or R22 in older units) to cool the air. Over time, this gas can leak through worn connections, corroded pipes, or faulty valves. Low gas means weak cooling - your AC runs constantly but the room never reaches the temperature you set.
Signs of low gas:
- AC blows air but it's not cold enough
- The AC runs for hours without reaching the set temperature
- Ice forms on the copper pipes connecting your indoor and outdoor units
- Higher than normal DEWA bills despite normal usage
Important to know: Refrigerant doesn't get "used up" like fuel. If your gas is low, you've a leak somewhere. A proper technician won't just top up the gas - they'll find and fix the leak first. If someone offers to "just refill the gas" without checking for leaks, find another technician. You'll be calling them back in a few months when it leaks out again.
Cost: Gas check and top-up: AED 150-400 depending on the type and amount needed. Leak detection and repair: AED 200-600 additional. Yes, it's more expensive upfront, but it's a one-time fix versus repeated refills.

4. Clean the Outdoor Unit (Condenser)
The big unit sitting on your balcony, roof, or in the service area - that's the condenser. It dumps the heat from your home to the outside. If the condenser coils are dirty or blocked, your AC can't release heat efficiently, which means poor cooling and high electricity consumption.
In Dubai, condensers get absolutely hammered by dust, sand, and (in coastal areas like JBR, Palm Jumeirah, and Dubai Marina) salt spray. Buildings near construction sites get it even worse - concrete dust and fine particles pack the condenser fins tight.
The check: Look at the condenser. Can you see through the fins (the thin metal slats)? If they're packed with dust or debris, it needs cleaning.
The fix: This one's better left to a professional. Condenser cleaning involves:
- Switching off the power to the unit
- Using a coil cleaning chemical to dissolve grease and grime
- Pressure washing the fins (at the right pressure - too high bends the fins)
- Checking the fan motor and bearings while access is possible
Cost: AED 150-300 per outdoor unit. Money well spent.
Frequency: Once before summer (March-April) and once mid-summer (July) is ideal. At minimum, once before summer starts.
5. Book a Full Professional Service
The four tasks above cover the basics you can partially manage yourself. A full professional AC service goes deeper:
- Thermostat calibration - making sure the temperature reading matches the actual room temperature. Off by even 2°C and your AC is either overcooling (wasting energy) or undercooling (uncomfortable)
- Electrical connections check - loose connections cause intermittent failures and are a fire risk
- Compressor performance test - checking the amperage draw and pressures to catch problems early
- Evaporator coil cleaning - the indoor coil gets dirty over time, reducing efficiency
- Fan motor lubrication - bearings wear out, and a squealing AC is an annoying AC
- Ductwork inspection (for ducted systems) - checking for leaks in the duct connections that waste cooling capacity
Cost of a full service:
