How AC Systems Work in JVC Buildings

JVC has a mix of AC system types depending on the building and when it was built:

Split AC units: Many mid-rise buildings in JVC use wall-mounted split systems. Each apartment has individual indoor units connected to an outdoor compressor on the building's plant floor or external wall bracket. Brands commonly installed include Samsung, LG, Carrier, Daikin, and O General.

Centralised chiller systems: Some of the larger towers and newer developments in JVC use chilled water systems with fan coil units (FCUs) in each apartment. The chiller provides cold water centrally, and the FCU in your ceiling blows air over the cold coils to cool your room. DEWA or the developer typically handles the chiller; your responsibility is the FCU units inside your apartment.

Ducted split systems: Townhouses and some villa-style units in JVC use ducted split systems — a single outdoor unit connected to an indoor unit in the ceiling void, distributing air through ducts to each room. These are the same systems used in most Dubai villas and require specific duct cleaning in addition to standard servicing.

Knowing which system your JVC apartment uses matters because the maintenance requirements are different for each type.

What AC Maintenance Actually Involves

A proper AC service isn't just washing the filter. Here's what our technicians do during a standard maintenance visit:

For Split AC Units

  • Filter cleaning or replacement: Dirty filters restrict airflow, forcing the compressor to work harder and increasing your DEWA bill. We clean reusable filters on-site or replace disposable ones.
  • Evaporator coil cleaning: The indoor unit's coil collects dust, mould, and bacteria over time. We deep clean this using a coil cleaning solution and pressurised water, then treat with anti-bacterial spray.
  • Condenser coil wash: The outdoor unit's condenser coil gets clogged with dust, sand, and debris — especially in JVC where construction is still active in some sections. We wash this with a pressure washer to restore heat exchange efficiency.
  • Drain line flush: The condensate drain line carries moisture away from the indoor unit. When it clogs — and it will, with dust and algae — water backs up and leaks into your ceiling or down the wall. We flush the drain line with a vacuum pump and chemical treatment.
  • Gas pressure check: We measure refrigerant levels. Low gas means a leak somewhere in the system. Topping up without fixing the leak is a temporary fix at best. If we detect low pressure, we recommend a leak test.
  • Electrical inspection: We check wiring, capacitors, contactors, and the thermostat calibration. Loose connections and failing capacitors are common causes of AC breakdown in Dubai's heat.
  • Operational test: After servicing, we run the unit and measure the temperature differential between intake and output air. A properly serviced split AC should produce a 8-12°C temperature drop.

For Fan Coil Units (FCUs)

  • Filter clean or replace
  • Coil clean with anti-bacterial treatment
  • Drain pan cleaning and drain flush
  • Fan motor check and lubrication
  • Thermostat calibration
  • Check valve operation on chilled water supply

For Ducted Systems

In addition to the standard split AC service items, ducted systems need periodic duct cleaning. Dust, mould, and debris accumulate inside the ductwork over time and get blown into your rooms every time the AC runs. We recommend professional duct cleaning every 12 to 18 months for JVC townhouses and villas.

When to Service Your AC in JVC

The short answer: before summer hits. The long answer:

Pre-summer service (March to April): This is when every AC company in Dubai gets slammed with bookings. Smart residents book their annual service in February or March. By mid-April, wait times stretch to a week or more. If your AC hasn't been serviced since last summer, book it now.

Mid-summer check (July to August): Peak heat. If your AC was serviced before summer but you notice reduced cooling, higher DEWA bills, or unusual noises, a mid-summer check catches problems before they become failures.

Post-summer service (October to November): After running hard for six months, a post-summer service catches wear and tear. This is also the best time to address any repairs at lower urgency and cost.

At minimum, service your AC units once a year. Twice a year is better. For JVC apartments with heavy use (families with children, units occupied 24/7), quarterly filter cleaning makes a measurable difference to cooling performance and electricity cost.

Common AC Problems in JVC

Water Leaking from Indoor Unit

This is the single most common AC complaint we get from JVC apartments. The cause is almost always a clogged condensate drain. In a humid environment like Dubai, condensation production is significant. When the drain blocks, water has nowhere to go — it overflows the drain pan and drips down your wall or through the ceiling.

Quick fix: turn off the AC and call us. Don't keep running it with water leaking — prolonged leaking can damage drywall, flooring, and create mould problems.

AC Running But Not Cooling

Common causes: dirty evaporator coil, low refrigerant gas, or a failing compressor. During JVC's peak summer months (June through September), outdoor temperatures hit 45°C or higher. AC systems have to work extremely hard. A unit that's borderline functional in April will fail completely by July.

Bad Smell When AC Turns On

Musty or sour smell from your AC vents means mould or bacteria growing on the evaporator coil or inside the drain pan. This is a health concern, not just a comfort issue — you're breathing that in.
