Dubai Hills Estate is mostly new construction, with homes handed over from 2019 onwards, so most fan jobs here are not repairs. Residents are fitting out villas of three to six bedrooms, townhouses and apartments in the towers around the golf course, and a ceiling fan is often one of the first additions once the furniture is in. That changes the work. We are rarely swapping out a worn fan. More often we are adding one where the developer left a plain light point.

That is where the usual problems start. A light point is built to carry a lamp, not a spinning fan, so the fixing may not take the weight or the vibration. A fan hung on it can wobble, click or work loose over time. We check what is above the ceiling and fit a proper support before the fan goes up. Wiring is the other common issue. A fan bought online may come with a remote receiver that needs room in the canopy, and a wall dimmer left over from the old light will damage a fan motor if it is used as the speed control. We replace it with the correct control. Where a ceiling is high, over a stairwell or in a double-height living room, a longer downrod keeps the blades at a sensible height.

Price depends on the number of fans and the size of the home. A studio with one fan is AED 200, and a 1BR with one or two fans is AED 250. A 2BR apartment or townhouse with two or three fans is AED 350. A 3BR townhouse with three or four fans is AED 450, and a 4BR townhouse with four or five fans is AED 550. For villas, a 3BR with four fans is AED 500, a 4BR with five fans is AED 600, and a 5BR or larger with six or more fans is AED 800. The fans themselves and any extra parts, such as downrods or a new control, are quoted separately before we start.

Access is simple in villas and townhouses. We need entry to each room and a clear floor under each fan point. In the apartment towers, tell building management before the visit, since they may want to know the date, the time and who is attending. Your building decides what it needs, and we can give you the details they usually ask for.

A single fan is planned at about 60 minutes, so a villa with five or six fans is best booked as a full morning or afternoon. If you have already bought your fans, keep the boxes and manuals on site, because the fixing kit and the wiring diagram decide how we mount each one. The work carries a 90 day warranty.
