The general maintenance package covers a checklist of common repairs and upkeep tasks performed in a single half-day or full-day visit. Standard items include: plumbing checks and minor repairs (dripping taps, running toilets, slow drains), electrical fixes (replacing faulty sockets, fixing switches, changing light fixtures), painting touch-ups (patching and repainting scuffed or damaged wall sections), carpentry work (tightening loose hinges, adjusting sticking doors, fixing cabinet handles), and general fixes like silicone resealing around bathtubs and sinks, replacing shower heads, and adjusting door closers. We bring a multi-skilled technician who can handle all of these trades in one visit. The half-day package (up to 4 hours, AED 600) covers 6-10 small tasks. The full-day package (up to 8 hours, AED 1,000) handles 12-20 tasks and suits apartments with a longer maintenance backlog. Materials for standard items (silicone, screws, light switches, washers) are included; specialty parts are quoted separately.

Discovery Gardens sits between Ibn Battuta Mall and Jebel Ali, and most of what we visit there is low to mid-rise apartment stock, mainly studios and one and two bedroom units from the 2007 to 2010 building period. The general maintenance package is priced by unit size, which suits this mix well. A studio is AED 500, a 1 bedroom apartment is AED 700 and a 2 bedroom apartment is AED 950. Materials are quoted separately.

Buildings of this age tend to show wear in the fittings rather than the structure. Tap cartridges, flush mechanisms, door handles, socket faceplates and light fittings have had close to two decades of daily use, and in rental units they have been handled by many different occupants. Each fault is small, but they accumulate. A single visit of about 180 minutes lets one technician work down a list, so you are not booking a plumber, an electrician and a handyman separately for jobs that take minutes each.

Turnover drives much of the demand. The area is affordable and close to the Discovery Gardens metro station, so units change tenants often, and landlords with several apartments want each one ready again quickly. The usual routine is to walk the unit after checkout, note what has worn or broken, and book one visit to clear the list. Studios and one bedrooms are quick to work through, which keeps the cost per unit predictable across a portfolio.

Access is simple if arranged beforehand. When you book, give us the cluster, building and unit number, and check whether building management or the owners association wants notice before contractors arrive. For a vacant unit we can collect keys from your agent or a caretaker and work without anyone present. Occupied units need a resident at home, or someone you have authorised to let us in.

Larger layouts are less common here, but we do cover them. A 2 bedroom townhouse is AED 1100 and a 3 bedroom apartment is AED 1200. If we find something beyond routine repair, such as a fitting that needs full replacement, we quote it before touching it, so the figure you agreed does not shift halfway through the visit. Our work carries a 90 day warranty.
