The Lakes is a lakeside district of townhouses and villas, mostly two to four bedrooms, built between 2004 and 2007. Home automation here is rarely a new-build job. Most of our work is adding smart control to homes that have been lived in for years, by owners who know exactly how they use each room and would rather the system fitted around them than the other way round.

The age of the buildings shapes the work. Fit-out from that period was designed before app-controlled thermostats, smart switches and Wi-Fi cameras were common. In some homes the switch points have no neutral wire in the back box, which limits which smart switch can be fitted. Townhouses spread over two or three floors also tend to leave the far rooms with weak Wi-Fi, and a hub or camera at the end of the house that keeps dropping its connection is the most common fault we are called to fix. For that reason we check the back boxes and the signal strength before choosing any hardware, not after.

Villas bring a different set of problems. Larger plots mean longer distances between the gate, the garage, the garden and the main house. Outdoor cameras and sensors have to cope with Dubai summer heat and dust, and placement matters more than the number of devices. One camera covering the entrance and another watching the side passage will do more than four badly aimed ones. Lighting scenes for the garden and majlis are usually worth planning at the same visit, because the cabling route is already open.

A standard visit takes about 120 minutes. Someone needs to be home so we can reach the distribution board, the router and the rooms being automated. We come in by the Hessa Street access, and it helps if you give us your street and house number in advance so the team goes straight to the right door. If a device has to be fixed to an outside wall or façade, such as a camera or a sensor, building management or the owners association may need to approve it. Please check that before the visit, so the installation is not held up on the day.

Pricing depends on the size and type of home. For a townhouse, automation is AED 1200 for two bedrooms, AED 1550 for three bedrooms and AED 1900 for four bedrooms. For a villa, the figures are AED 1300 for two bedrooms, AED 1700 for three bedrooms and AED 2000 for four bedrooms. Materials such as switches, sensors, cameras and hubs are quoted separately, and you see that quote before we start. The work carries a 90 day warranty.

Most owners in The Lakes do not automate everything at once. A sensible start is one floor, or one function such as lighting or climate, then adding security or outdoor zones later once the system has proved itself in daily use.
