The district is made up of premium high-rise apartments and serviced residences, with a few podium townhouses, in buildings completed between 2008 and 2020. Original Emaar towers stand beside newer additions, so lift sizes, corridor widths and finish standards change from one address to the next. We plan each visit around the specific building rather than the district as a whole.

Most problems start before anyone picks up a screwdriver. Boxes are left in the lobby or loading area, and a resident then drags long wardrobe panels along a corridor alone. Edges catch on door frames and corners chip. Inside the home, people often build on bare marble or engineered wood and slide a finished frame a few centimetres, leaving a mark that costs far more than the assembly itself. Other common faults are tall units built without anti-tip fixings, and doors that never sit square because the screws were fully tightened too early.

Access is the other half of the job.
